STARTING PAY: $20/HR EEOC CODE: Craft Workers FLSA STATUS: Non-exempt

SHIFT: Full-time; Monday through Friday, 8:00am to 5:00pm, some on-call evenings or weekends

EDUCATION AND EXPERIENCE REQUIRED:

Required: Three (3) years of general maintenance and repair experience; or any equivalent combination of experience and/or education from which comparable knowledge, skills and abilities have been achieved.

JOB PURPOSE:

The Maintenance Team Lead ensures facility, equipment, and fleet functionality through routine inspections, preventative maintenance, and timely repairs of mechanical, electrical, plumbing, and HVAC systems, aiming to minimize downtime and maintain safety/operational standards. The Team Lead is responsible for the direct supervisions, coaching, critical feedback and support to Maintenance Technician(s).

ESSENTIAL FUNCTIONS and DUTIES:

  1. Responsible for oversight of maintenance needs for all Gulf Bend Center properties and fleet. Duties include performing basic electrical, carpentry, plumbing, sheetrock and painting tasks and repairs as deemed necessary.
  2. Provide initial and ongoing training and oversight to maintenance staff. Determine work assignments, priorities, and procedures for maintenance staff.
  3. Provide status updates to management regarding projects, workloads and priorities.
  4. Complete inspections on buildings, equipment, and grounds and report inspection findings to appropriate staff and management. This includes the weekly inspection of Gulf Bend Regional Plaza and monthly inspections at the Wellness Community apartments.
  5. Initiate purchase requests for materials and supplies for department. Complete purchase orders timely. Participate in budget preparations.
  6. Coordinate with outside contractors and advise management on proposed or ongoing projects.
  7. Keep accurate, detailed records of work orders, maintenance logs, and supplies on hand.
  8. Approval of timesheets per Center policy.
  9. Participate in the interview/selection, hiring, and/or termination process of department employees as needed.

KNOWLEDGE, SKILLS, ABILITIES, and COMPETENCY:

  1. Program specific: Knowledge of building and grounds maintenance; plumbing and heating systems; painting and carpentry; general vehicle maintenance. Ability to use various power and hand tools. Work involves collaboration with program managers, directors, and agencies in the setting of priorities of job orders. Resolves technical problems or complaints, finds solutions. Supervises the work of others. Works under limited supervision, with considerable latitude for the use of initiative and independent judgment. Ability to travel within our catchment area and occasional out of town travel.
  2. Communication: Strong written and verbal communication skills to communicate clearly and effectively with strong organizational skills and the ability to interface effectively with all levels of the organization.

  6.   9. Fleet: Completes fleet checklist as required. Reports all fleet problems directly to the Program Director within 24 hours of identifying problem. Uses GeoTab key fob in fleet vehicles and maintains road safety compliance.
  10. Task management: Ability to perform tasks effectively and efficiently and to handle multiple priorities in a confidential environment. Must have strong attention to detail. OTHER REQUIREMENTS OR CONDITIONS:

  1. Current State of Texas Driver License or if you live in another state, must be currently licensed in that state. Liability insurance required.
  2. Must be insurable by Center's liability carrier if employee operates a Center vehicle or drives personal car on Center business. Safe driving record as defined by Gulf Bend Center.
  3. Must have computer experience to include Microsoft Word, Excel (beginner to intermediate level), Outlook, Teams, and Zoom. Ability to type 40 wpm. Ability to operate office equipment (copy machine, fax).
  4. Must complete all training requirements prior to the due date. Attend required training and team meetings. Relias training and any other training required for the role is 100% compliant.
  5. Must maintain regular and reliable attendance. This is a full-time position. Days and hours of work are Monday through Friday, 8:00am to 5:00pm or agreed upon hours 100% of the time, to ensure consistency and completeness of the program's processes. Evening and weekend work may be required as job duties demand.
